South of the centre a former colliery site has been rebuilt as a research and manufacturing campus with new housing beside it. Roads there are wide and modern, which makes them easy to work on, but the car parks are gated and barriered and the new residential closes have tight turning heads. Shift patterns put a lot of cold vehicles onto the road within a narrow window.
North-east of the town the old coalfield has been reclaimed into lakes, business parks and estate housing, with wide distributor roads linking villages that used to be pit communities. Reclaimed ground out there is softer than it looks and verges give way under weight, so a loaded truck stays on made surfaces throughout. Distances between the villages are also longer than the map makes them appear, which lengthens an arrival estimate without changing the price.
