Norwich - NR1 Cathedral Close Height Gate, NR2 Golden Triangle, NR4 UEA

Man and Van Norwich

TowManVan covers Norwich from £35 an hour, working the Cathedral Close and the Golden Triangle's Victorian terraces through UEA and the Research Park, out to Costessey, Thorpe St Andrew and South Norfolk. A single item or a student room is small van work; a full flat or house needs a medium or Luton instead.

Book through the TowManVan app and a Norwich price is confirmed before an operator sets off, starting at £35 an hour with a two hour minimum. Note that a medium van is the safer choice for a Cathedral Close address given the Erpingham Gate's 3.8 metre height limit, since a fully loaded Luton cannot reliably clear it. The city centre, the Golden Triangle, UEA, Costessey and South Norfolk are all within a 21 minute target. Track the operator live and pay by card, Apple Pay or Google Pay once the job is done.

NR1 Cathedral Close 3.8m Erpingham Gate access managed, NR2 Golden Triangle Victorian terrace specialists, NR4 UEA 17,000 students, Norwich Research Park researcher relocations. Vetted operators - targets 21 minutes.

Man and Van in Norwich - What You Need to Know

01

Cathedral Close and the Erpingham Gate

Norwich Cathedral Close is a 44 acre medieval precinct entered through a handful of historic gates, and the main vehicle route through the Erpingham Gate on Tombland has an effective clearance of around 3.8 metres. A standard Transit or medium van passes under comfortably, but a Luton loaded to its full box height cannot reliably clear it, so medium van is the safer choice for a Cathedral Close address unless alternative access has been arranged with the Cathedral Chapter first.

02

The Golden Triangle's Victorian terraces

NR2's Golden Triangle, the wedge between Earlham Road, Dereham Road and Unthank Road, is Norwich's most sought-after terraced housing, two-up two-down and larger Victorian rows built for the city's Victorian workforce and now mostly let to UEA staff and postgraduates. Frontage paths are narrow and many rear passages only take a single file, so a wardrobe or sofa often needs careful angling rather than a straight carry through.

03

UEA's Ziggurats and student turnover

The University of East Anglia's Brutalist Ziggurat halls above Earlham Lake house first-year students, and the annual move out of them each June into shared houses across the Golden Triangle and Eaton produces one of Norwich's sharpest moving peaks, mirrored by the September intake filling the halls again. These are almost always small van jobs, light loads but narrow campus access roads that are worth confirming before a booking rather than assuming clear access.

04

Norwich Research Park's international staff

The Research Park on the edge of the UEA campus in NR4 brings together the John Innes Centre, the Quadram Institute and several thousand researchers on fixed-term contracts, many arriving from or leaving for London, Cambridge or overseas institutions. These moves are often long-distance rather than local, and booking well ahead of a contract's end date is worth doing since the same June turnover that affects students also clusters around the academic year here.

05

The medieval lanes around Castle Quarter

The narrow lanes threading between the Castle Quarter and the market are some of the oldest streets in England still in everyday use, and several are pedestrianised or restrict vehicle access to specific hours. A van serving an address down one of these lanes usually has to park on the nearest through street and carry the load the last stretch on foot, so confirming the exact approach in advance saves time on the day.

06

Angel Road and Catton's terraces

NR3 Angel Road and Catton hold a mix of Victorian terraces closer to the city and more spacious semis further out toward Sprowston, generally straightforward for a medium van though the older streets nearer Angel Road itself keep the same narrow frontage paths seen across much of inner Norwich. Parking is usually available without a permit scheme here, which makes loading simpler than in the Golden Triangle just across the river.

07

Thorpe St Andrew and the Yare crossings

NR7 Thorpe St Andrew sits along the River Yare east of the city, and the river crossings here can add a few minutes to a job depending on which side of the water a move starts and finishes on. The area itself is mostly comfortable suburban housing with driveways, so once past the crossing a Luton has no trouble getting close to most addresses.

08

Costessey and the southern bypass

NR5 Costessey sits west of the city near the Norwich Southern Bypass, and its mix of established streets and newer estate development gives a Luton generally easy access once off the bypass itself. The bypass is the route most crews use to move between Costessey and the western postcodes without cutting back through the city centre, which matters on a job with more than one stop in a day.

09

South Norfolk's market towns

NR14 Loddon and NR18 Wymondham sit further out into South Norfolk, market towns with a period High Street core surrounded by newer estates, and families upsizing from a Norwich terrace or an Eaton semi into a bigger South Norfolk property are a regular route for a Luton booking. The extra distance from the city is built into scheduling rather than price, so flexibility on timing helps on these longer jobs.
