A TowManVan house clearance costs £35-£60 per hour depending on van size, with a 2-hour minimum and a second helper at £12/hour. The driver helps carry and takes usable items to charity shops, auction rooms, family, storage or the recycling centre - where you book the HWRC slot as the householder. Same-day, fixed price before you confirm.

What we do - and what we honestly don't

Most "house clearance" adverts blur an important legal line, so let us draw it clearly. Taking waste away for money requires a waste carrier licence. TowManVan is a transport service: we move usable items to where they should go, and we do tip runs where you, the householder, book the slot and do the disposing. If someone unlicensed takes your waste and fly-tips it, the fixed penalty or prosecution can land on you - not just them. That is why we will never pretend otherwise.

One van, five kinds of destination

A real clearance is not one trip to one place. It is a keepsake box to your sister's, a dresser to the auction room, six bags to the charity shop and the broken bookcase to the tip. TowManVan runs all of it as one multi-stop job on one hourly meter - you only pay for the time used.

Charity shops
Sofas with fire labels, wardrobes, kitchenware, books. Charities often collect free but with waits of two weeks or more - we go today.
Auction rooms
Furniture, china, tools and collectables worth selling. We deliver to the saleroom on their intake day so nothing sits in your hallway.
Family addresses

Recycling centre (HWRC)
You book your council's slot or van permit, the driver transports, and you dispose of items as the householder.

Tip runs: most councils now require the resident's own booking, and many require a van permit for van access to the household waste recycling centre. Book your local HWRC slot before you book the van, and the driver will time the run to your slot.

In practice most clearances mix these: charity collections for what can wait, a licensed firm if there is real waste, and a TowManVan for everything with a deadline and a destination. A typical 3-hour medium-van run with a second helper costs £171 all-in and empties the rooms that were blocking the sale, the deposit or the key handover.

Probate and bereavement
Clearing a parent's or relative's home is emotional work on a legal timetable. Our drivers are DBS-checked, arrive when they say they will, and take direction quietly: this pile to your brother in Leeds, that dresser to the saleroom, these bags to the charity shop, and nothing touched in the back bedroom. If you are an executor, keeping items moving to family and auction rather than a "take it all" firm also keeps value in the estate.
End of tenancy
A flat clearance against a checkout date is a race: the deposit depends on leaving the place empty. We do same-day and last-minute runs - furniture you are keeping to your new address or storage, the rest to charity, and a booked tip slot for what is beyond saving. One driver, one meter, done before the inventory clerk arrives. Landlords clearing between tenants use the same run in reverse.
Downsizing
Moving from a house to a flat means forty years of belongings will not fit through the new front door. A downsizing dispersal spreads them out properly: heirlooms delivered to children across town, good furniture to auction or charity, seasonal things into a storage unit until decisions are easier. Because it is one hourly booking, you can sort as we load rather than deciding everything in advance.
